One Year Later: Progress at The Fountains—and an Important AGM Ahead

August 17, 2026 by Dimitri

This summer marks one year since we started our movement for change at The Fountains.

A great deal has happened since then. Progress has not always moved as quickly as we would have liked, and there have certainly been a few hiccups along the way. But the direction is positive, and the difference is becoming visible.

Since being elected to the Board in December 2025, I have continued to represent you—the owners—and to push for the priorities we discussed from the beginning: responsible spending, better maintenance, stronger oversight, improved responsiveness, and protection of our property values.

This is a volunteer role, but the responsibility is real. The work does not stop when a Board meeting ends. There are daily emails, urgent building matters, contracts and quotations to review, resident concerns to consider, and decisions that affect all three buildings. It has been demanding, and I have not had as much time to write updates as I had hoped. Nevertheless, the work has continued.

Progress You Can See

Before the summer began, the parking garages were power washed, and the exterior windows of our buildings were cleaned. I would have preferred to see both jobs completed earlier in the spring. We will take that lesson into next year and work toward better seasonal planning.

We also installed new security cameras to strengthen security and support more effective enforcement of our rules and bylaws. Vandalism, improper use of the garbage chutes, and other avoidable violations create real costs for the Corporation. Better coverage and accountability should help us respond more effectively, reduce preventable service calls and repairs, and protect the common elements we all pay for.

Most importantly, common element fees were reduced by 11% for the Corporation’s current fiscal year. After years of substantial increases, this was a meaningful step toward restoring financial discipline and providing owners with some relief. Reducing fees does not mean ignoring necessary work. It means reviewing expenses carefully, setting priorities, and expecting better value for the money owners contribute every month.

Many owners also contacted me directly and asked that our long-serving former superintendent be brought back. I am pleased to share that arrangements are being made for his return as early as September. His familiarity with our buildings and community should help improve day-to-day maintenance, reduce operational mishaps, and support a faster response when emergencies occur.

These are practical improvements. They may not solve every issue overnight, but together they show that steady, responsible work can produce results.

Our 2026 AGM Is Scheduled

The Annual General Meeting of YRSCC 1253 will be held online through GetQuorum:

Thursday, September 24, 2026, at 7:00 p.m.

The Preliminary Notice of Meeting has now been sent to owners. The complete meeting package—including the agenda, audited financial statements, election nominations, and other relevant materials—is expected to be distributed on or before September 9, 2026.

Holding the AGM on time is an important part of accountable condominium governance. It gives owners the opportunity to review the Corporation’s financial position, ask questions, hear what has been happening, and elect the people who will help guide our next steps.

One Board Position Will Be Decided

One director position is vacant and will be filled through the election at this AGM.

That election is important. To continue the progress we have made and ensure that owners have a strong voice on the Board, I intend to support a candidate for the vacant position. I have not yet confirmed the candidate, but once that decision is finalized, I will introduce the candidate to owners and explain why I believe this person is the right choice.

Ultimately, the decision belongs to you—the owners. I encourage everyone to learn about the candidates, participate in the AGM, and make an informed choice.

For now, please save the date and watch for the official meeting package. If you cannot attend, make sure you understand the voting and proxy options provided with the AGM materials so your unit can still be represented.

The Next Step Belongs to All of Us

One year ago, owners came together because they wanted a stronger voice and a better direction for The Fountains. Your involvement led to real change.

As I promised, I will continue to represent owners on the Board and to speak openly about our progress, our challenges, and the work still ahead. We will not get everything perfect, and not every improvement will happen as quickly as we want. But we are moving forward, and we must keep that momentum going.

Please join us on September 24.

Stay informed. Ask questions. Participate in the election. Make sure your voice is heard.

The progress belongs to all of us—and so does the responsibility for what comes next.
