United, We Are Poised to Achieve Our Goals

When acting alone, our concerns may be brushed aside or downplayed. But when we come together – united behind a leader who shares our collective interests and guided by legal representation that ensures every step respects proper legal processes – our voices cannot be ignored.

We, the suite owners, are not merely residents. We are shareholders of YRSCC 1253, our condominium corporation. As shareholders, we hold real authority. There are 497 units in the Corporation. Once we obtain the support of 250 units (with one vote each), then we will have a majority of votes. With this majority of votes, we can:

  • Vote to remove board members before their terms lapse
  • Encourage a new board to replace the property management company before the end of its contract
  • Vote to approve the amendment of our condominium’s by-laws
  • Influence how our common property is maintained and how our fees are managed

This is the essence of condominium governance: our collective voice has weight, but only when we choose to act together.

The Power of Unity

The more divided we are, the easier it becomes for our concerns to be overlooked. But when we stand as one, our influence grows dramatically. A single voice might raise a concern; 250 united voices become a mandate that demands respect.

Our shared ultimate goals are simple, reasonable, and necessary:

  • Reducing maintenance fees by ensuring that expenses are managed wisely
  • Caring for our common elements in the most economical and sustainable way possible
  • Maintaining a healthy reserve fund so that our future is secure and we avoid sudden, unfair financial burdens

These goals are not just about saving money today. They are about protecting our investment, strengthening our community, and ensuring that The Fountains remains a desirable place to live for years to come.

Why Change Is Needed

In the weeks ahead, we will be working to gather the full 250 votes that represent the voice of our corporation. This will allow us to make meaningful changes to the leadership of our board and ensure that decisions are aligned with the best interests of the majority.

A key step will be petitioning to remove one board member who remains from the previous administration. Chagit Sofer, elected at the October 2019 AGM, has been the subject of ongoing dissatisfaction from many unit owners. Numerous residents have expressed concern about the performance and decision-making of this director, and it has become clear that fresh leadership is needed to move forward.

To place this matter formally on the agenda for the AGM, we need only 75 units to sign the requisition. But in order to achieve a decisive outcome – one that cannot be overturned or undermined – we must aim higher. We must reach the full 250 votes so that our efforts reflect the collective will of our entire community.

What This Means for Us

This is not simply about removing a director. It is about ensuring that our board is truly representative of the owners’ interests. It is about strengthening accountability, demanding transparency, and setting a higher standard for how our condominium corporation is managed.

When we unite, we send a clear message:

  • That we care deeply about how our money is being spent
  • That we expect responsible and transparent leadership
  • That respect for residents and commitment to our community’s best interests are essential values for management

By standing together, we ensure that our priorities – reduced fees, efficient maintenance, and a healthy reserve fund – are more than aspirations. They become achievable outcomes.

The weeks ahead are critical. We have the opportunity to shape the direction of YRSCC 1253 for the better. Each signature matters. Each vote matters. And each one of us has a role to play in securing the future of our community.
